RESTUMPING

What are the signs I need restumping?

Cracking in internal or external walls, uneven/bowed/soft floors, difficultly opening or closing doors and windows, decaying or rotting stumps, and property age (pre-1970 buildings in particular) are all indications restumping may be required.

Do I have to pull up my floor to restump?

In most cases, we restump without opening up the floor, which is far less disruptive for you and your family. We use tunneling technology – an innovative and user-friendly process so your floors stay in place and protected.

Will I have to move out when you restump?

You can usually live in your home whilst we restump your property, which is great for you. We utilise alternative techniques to effectively gain access to underneath your home so we can professionally restump with little disruption.

SUB-FLOOR INSPECTION

What is a sub-floor inspection?

A sub floor inspection involves getting under a property and doing a full assessment of the foundations and everything surrounding it. This includes investigating stumps, bearers, joists, termite activity, drainage issues, compliance, electrical works, IT cabling, and rotting timber.

How much do you cost?

For every project we undertake, we first inspect your property then give you a detailed quote that covers every single cost we anticipate. This inspection is cost and obligation free. We value transparency and are completely upfront so there are no surprises half-way through your project.

INSURANCE

Are your works covered?

We are fully insured for both Public Liability and WorkCover. And as we run a fulltime workforce, this means no sub-contractors and a fully compliant and insured team for absolute peace of mind. In addition, all permits, inspections, and works undertaken by us fall under our Seven Year Home Bond Insurance Guarantee.

UNDERPINNING

What are the signs I need underpinning?

Cracks or gaps in brickwork or plaster, gaps in window or door frames, uneven floors, concrete cracks, and difficulty opening or closing doors and windows can all be a sign you need to underpin.

What does underpinning involve?

After all our due diligence (soil testing, engineering, drainage investigation, permits, and drawings) we dig below existing footings, use props to stabilise the building, set hydraulic jacks in place, pour premium concrete underneath the footing, then refill the area for greatest stability achievable.

Will my building still move after we underpin?

All buildings are designed to move, particularly if they are on stumps. Acceptable (up to 15mm) of movement is OK, but it really depends on the property. Once we underpin though, your building’s foundations will be rock solid and absolutely dependable.

DRAINAGE

How does drainage affect my property?

There is no point in underpinning or restumping a property if you have drainage issues – you must first address drainage otherwise the works will be counterproductive. Importantly, we have full time drainage expert on our team to ensure all water issues are tackled at the onset to protect your foundations.

STUMPS (DuraGal)

Why do you use DuraGal steel stumps?

DuraGal is the best and most advanced restumping system on the market. DuraGal steel stumps have an infinite lifespan and don’t crack or shatter like concrete stumps. Additionally, they have adjustable heads allowing refinement of levels to align with seasonal movement and prevent future bounce.

CONCRETE

What concrete do you use?

We only use premium batched concrete from Mawsons, who we have a long association with. Mawsons has specifically batched a mix of concrete for our works which is pumped to each excavation site via a truck-mounted pump, ensuring a full and even mix in and around every stump we install.
